New Market Tax Credits
Overview The New Markets Tax Credit (NMTC) Program permits taxpayers to receive a credit against Federal income taxes for making qualified equity investments in designated Community Development Entities (CDEs). Substantially all of the qualified equity investment must in turn be used by the CDE to provide investments in low-income communities. The credit provided to the investor totals 39 percent of the cost of the investment and is claimed over a seven-year credit allowance period. In each of the first three years, the investor receives a credit equal to five percent of the total amount paid for the stock or capital interest at the time of purchase. For the final four years, the value of the credit is six percent annually. Investors may not redeem their investments in CDEs prior to the conclusion of the seven-year period. Created as a result of legislation enacted in 2000, over $26 billion in equity has been allocated by the CDFI Fund, a division of the US Treasury Department to approved Community Development Entities (CDEs). Waveland Community Development and Legacy Waveland Advisors have been responsible for over $950 million in total investment under the New Market Tax Credit Program. This investment has created over 12,000 jobs, all in economically distressed communities.

This multi-acre complex includes 37,800 square feet of buildings that include a seafood processing plant, a maintenance building, a camp and dining facility for 130 people, and a tank farm.

Description: Developer financing for the Make It Right Foundation (MIR). Founded in 2007 by actor Brad Pitt, MIR is in the process of rebuilding 150 green houses in the 9th ward of New Orleans. When completed, it will be the greenest single family neighborhood in the United States.

Legacy Waveland Advisors
Formed in 2004, Legacy Waveland Advisors (LWA) is a partnership created with Legacy Bancorp, the 13th largest Black-owned bank in the United States. LWA serves as investment advisor to the Wisconsin Community Development Legacy Fund (WCDLF), a partnership between Legacy Bank, and the Wisconsin Housing and Economic Development Authority. Since 2003, WCDLF has been allocated over $400 million in New Market Tax Credits.

Formed in 1989, this expansion will allow the extension of primary care services to low-income community residents in the City of Milwaukee. Milwaukee Health Services, Inc. has a long term-commitment to promoting a higher quality of life in the communities it serves.
